Gilroy Cannery Project
Anyone who grew up in Gilroy remembers the Gilroy Cannery as the pulse of downtown. When the harvest was in full swing, downtown vibrated with the comings and goings of the workers. Now, the Cannery property is nearly vacant-a 12-acre gap in the core of the historic business district. South County Housing, which recently celebrated its 25th anniversary of providing affordable housing in Gilroy and the surrounding area, is undertaking the development of this key property. The development process is expected to take about 4 years, including community planning, design, demolition and construction.
A community planning process this past summer brought together nearby residents, downtown business and property owners, representatives of the City of Gilroy and other public agencies, and other interested people from the community. This process resulted in an exciting urban design plan that features approximately 40,000 square feet of commercial offices, a linear urban park, expansion space for Rebekah's Children's Services, and approximately 200 homes, including single family detached, townhouse style, and urban lofts-a housing type not yet seen in Gilroy.
At this point in the planning, it is expected that all of the homes will be for ownership rather than rental. The homes will be priced to meet the needs of households with a mix of incomes. The majority will be targeted to households between 60-120% of area median income, which is currently $105,000 for a family of four.
The commercial space will include the offices of South County Housing, with about 80 employees, as well as other tenants. A small amount of retail space will be available for uses that relate to the residents and do not otherwise compete with businesses in the historic downtown core area.
